House Building Costs in South Africa: Johannesburg vs Cape Town vs Durban

Procompare, an online marketplace connecting homeowners with contractors, has revealed that the average cost of constructing a typical 3-bedroom house in South Africa is R1.5 million. However, the cost varies depending on location, ranging from R7,900 to R15,000 per square metre as reported by Business Tech.

Procompare used proprietary data from historical project costs acquired from hundreds of building contractors to calculate these figures.

The data shows that Kwa-Zulu Natal is the most expensive province to build a house, at R14,860 per m², while North West and Limpopo are the cheapest, averaging R7,980 and R8,450 per m², respectively.

Other factors affecting the construction cost include the level of finish, size, location of the property, materials used, and the professional services required.

Procompare has also provided estimates for the fees of professional services, such as architects, lawyers, land surveyors, quantity surveyors, and structural engineers.

In addition, Procompare has provided the cost of building a standard 3-bedroom house, including Johannesburg, Cape Town, and Durban, for the most popular residential markets, including all professional services and fees.
